Every person who loves games has their favorites. But not all games are addicting games - even those

Every person who loves games has their favorites. But not all games are addicting games - even those co idered cla ics, like Monopoly. I'm a die-hard fan of addicting games - those that you'll stay up playing until the wee hours of the morning, or those that get worn out from so much use. My choices for the five most addicting games of all time might not be yours, but if you haven't played them in awhile, give them a try - you may be pleasantly surprised!

Board Games

Of the cla ics, Scra le will always be in my top ten. I love words, and although I'd never make it to the Scra le champio hi , I get enormous satisfaction out of coming up with clever words. Sometimes the tiles just won't cooperate, but I've been known to sacrifice points for the sheer pleasure of placing a clever word on the board.

Again, because I'm such a fan of words, I love the game Taboo. It's a totally addicting game for four players where you have to get your partner to say a certain word without uttering that word - or any form of it - yourself. It's an enormous challenge, but one that's an a olute hoot!

Another truly addicting game is called Therapy. It's one of those unique board games you need to play with people you know - or people you'd like to get to know a lot better! Each player has his or her own couch, and each player has to a wer trivia questio about different life stages that are based on ychological research. When you land in a "therapy" ace, you're "in therapy" with the player who ow the ace. He or she has to predict how you'd a wer a personality question. If your a wers match, you're out of therapy; if they don't, you have to stay for another se ion. It's both hilarious and i ightful!

Card Games

I find many types of card games addictive - from hearts to rummy to pinochle - but as far as ecialty card games go, I'll choose Uno every time. My family actually has a much-anticipated Uno tournament every Fourth of July. I love the way alliances quickly change, depending upon who is on the verge of going out, and the utter de eration you feel when you have a fistful of cards.

My second choice of ecialty card game would be Uno's cousin, Skip-Bo. It's a great kid's game for the whole family, since anyone who can count up to 12 can play it. It's been great watching it dawn on my son that there's a strategy to the game, and seeing him hold back cards so that he could play a greater number of cards in his next turn. When we go to my sister's house to visit, we all play for hours at a time.

Other Games and Puzzles

I haven't included any video games or jigsaw puzzles in my personal list of the most addicting games of all time, but they very well may be included in your list. Whatever your personal favorites, but all mea , play often and play well!

There is a big question raised when thinking about hepatitis B: can infants risk to loose their immunoprophylaxis if breast feed by mothers that carry the hepatitis B virus? This is one of the most often asked question when new mothers with hepatitis B have children.

Well the a wer is no. There is no risk for a mother with hepatitis B to breast feed his child. The infant will not suffer from any negative influences when the re o e of the anti hepatitis B is concerned. Many tests have been made concerning mothers that have hepatitis B virus and have to breast feed their new- born.
All the results have shown that there us no big difference when immunoprophylaxis failure is concerned in children that have been breast feed by their mothers which carry the hepatitis B virus and the babies that were feed by bottle. Another question asked was whether there was a bigger risk of tra mitting hepatitis B to the infant if brestfeed by the mother that carry the hepatitis B virus. The a wer was given after some studies made by doctors. If the infant is vaccinated agai t hepatitis B and taking into co ideration hepatitis B globulin, the infant that is breast feed by his hepatitis B carrying mother is not at more risk of getting hepatitis B from her.

There is also the problem of infection with hepatitis B virus of the fetus. The a wer is very simple. Even if the mother has the hepatitis B virus, the infection with hepatitis in the uterus may be sto ed by injectio . This method does not have any side- effects and can protect the fetus from hepatitis B virus.

Another matter that we must take into co ideration when talking about hepatitis B is the vaccine. The question is can pregnant women get vaccinated agai t hepatitis B? And the a wer is very satisfying, yes they can. This liver problem, hepatitis B in pregnancies can not be a ociated with an increased rate of abortion or congenital malformation. However, there is a matter to take into co ideration if pregnant and having hepatitis B virus. If this hepatitis virus is aquired in your last trimester, your child might be born early. Another problem is that more than half of the women that contact hepatitis B virus in their last days of pregnancy are more than likely to tra mit the hepatitis virus to their children.

Congratulatio on your new job and on relocating to San Diego. Your company probably has a generous package of relocation benefits for you, and has given you a list of a roved San Diego real estate agents and mortgage lenders to use. Generally this list is not thoroughly examined for the qualificatio of all the agents in the San Diego area. These are usually not the best agents and they wont save you time or make the move smoother.

Many companies seek to reduce relocating expe es by receiving referral fees from San Diego real estate agents and mortgage lenders. Those San Diego real estate agents on the a roved list are not so much qualified as they are willing to give back some of their fee to your company. That is why your company might say your relocation benefits are in jeopardy if you don't use the a roved San Diego agents.

Not all of the agents on the list are incompetent, but they arent nece arily all certified however. You should never let your company a ign an agent to you. Ask for a list of all the agents and interview them just like you would on the open market. Have them send you their promotional real estate materials. Then go ahead and choose who you'd like to work with.

Be careful when using the a roved San Diego mortgage lender as well. Lenders didnt get on the recommended list because they offered the best interest rates. It might be worth your while to get a couple of other competitive quotes just to make sure that you're not paying too much for your loan.

If you have a favorite agent who i 't on the list you can still use them. Many times a real estate agent can get a roved by your company by simply talking with the relocation company and agreeing to their fee structure. That way you can work with the agent you're comfortable with and you get your relocation benefits too!

Doomsdayers and naysayers are having their field day. For years, they've been predicting a drop in home equity. And, thanks to a much-needed roping in of runaway inflation by the Federal Reserve, interest rates are not such a hot deal any longer. Many are taking the "sit, wait, and watch" a roach, but you want to take action. Lucky for you, there are advantages to be drawn from this dying horse.

Advantage 1: Home Buyer's U er-hand

If you're a pro ective buyer, congratulatio ! You now have the u er-hand while negotiating with agents. What this mea to you is that you can push for that down payment credit, cosmetic repairs, or -- in some cases -- a new car.

Agents and sellers are "motivated." Motivated in real estate lingo often mea that you get a bunch of free stuff, just for buying a home. But, beware! Don't settle for an above-market home price just because of the free car.

Advantage 2: Home Equity Improvements

If you feel comfortable drawing on your home equity, then take out a home equity loan and make those much needed repairs. It will up the value of your home while you're waiting for the market to pick up.

Advantage 3: Risin' Rents

If you're co idering buying as an investment, there's one advantage this market offers: Higher rents. Renting out your home can help put money towards your home mortgage while you're waiting for your available home equity and value to increase.

If you are looking for a home but you know that paying a mortgage will be a severe drain on your fin

If you are looking for a home but you know that paying a mortgage will be a severe drain on your finances, then perha you should look at getting an interest only mortgage. If you are u ure about what an interest only mortgage is and how it can help you, then this article can provide you with some useful ti on getting an interest only mortgage.

What is an interest only mortgage?

An interest only mortgage is a mortgage where you only pay back the interest on the loan, and none of the capital debt is repaid directly. Once you get to the end of the mortgage term, you will pay back the capital payment in full.

How do you pay back the capital?

Although you dont pay the capital back directly through your monthly mortgage payments, you indirectly pay for the capital. You pay for the capital through an investment fund or other lump sum. So, i tead of repaying your mortgage capital each month through mortgage payments, you may monthly payments into an investment fund. Apart from investment funds, the other main ways to pay off the capital are:

Savings
Switching to a repayment mortgage
Another lump sum such as inheritance

What is the advantage of this?

Although you are still making monthly payments into an investment fund, these payments are likely to be a lot lower than the monthly mortgage payments you would pay on a normal repayment mortgage. Your interest only payments will be low each month and so if you ca ot afford to pay a lot each month at the moment, an interest only mortgage might be a good idea. Also, the idea is that the money you put into the investment fund will mature and leave you with enough money to pay off the capital at the end of the mortgage term as well as leaving you with some extra money.

Are there risks?

Of course, there are a number of potential risks of getting an interest only mortgage. The first problem is that if you are hoping to pay off the capital by switching to a repayment mortgage later on, you will be paying back a lot more money than if you started on a repayment mortgage. Although you may find it hard right now, getting a repayment mortgage to start with might be a better option. However, the main risk involved with interest only mortgages is that the investment fund you set up will not be enough to pay back the capital at the end of the mortgage term. If you ca ot pay back the capital then you could end up losing your home at a time in your life that it will hit you hardest, such as at retirement age.

If you are going to take out an interest only mortgage, make sure that the funding method you use is safe, and that you have contingency pla if the fund is i ufficient to pay back the capital. If you do this, then getting an interest only mortgage can be a great way of keeping your payments low whilst you improve your income.

A mortgage involve tra fers an interest of the land as security for the loan or any other obligatio

A mortgage involve tra fers an interest of the land as security for the loan or any other obligatio , and the most popular method for financing the real estate tra action. The mortgager is one among party who tra fer interest in lands or the borrower of loan, and the other party is the Mortgagee which is an financial i titution , or provider of a loan or interest provided in exchange of security interest

A mortgage would be repaid in i talments which will include principal amount along with the interest that has been borrowed , when the borrower fails to make the payments will result in foreclosure of mortgage. Foreclosure of the mortgage will allow mortgagee to state the full mortgage debt thats due, should be paid immediately, and this would be accomplished through the acceleration clause of the mortgage, and if the mortgager fails to pay after this declaration foreclosures of the home occurs that will lead to capture of security interest in turn lead to sale of the mortgage home for the remaining mortgage debts.

Foreclosures proce will depend on the particular state law, as well as the term of mortgage of that state. The most popular proce es are the court proceedings that are Judicial foreclosure or it will grant the power to mortgagee to sell off the property that is the power of sales foreclosure. Many states regulate the acceleration clauses, which will allow the late payments for avoiding the foreclosures.

There are 3 theories that exist concerning who has the legal title for the mortgaged property and under this theories, title theory is to security interest that rest with mortgagee, and most of the states follows lien theory, in this theory legal title remai with mortgagor and unle if there is foreclosures, and finally is Intermediate theory which will a ly lien theory, and if there will be any default on mortgage, it will a ly title theory.

Mortgagee and the mortgager has the right for tra ferring their a eal in mortgage, but some states holds that if purchaser of the home subject to mortgage do not openly take over mortgage Mortgagees employs due on encumbrance and due on sale clauses for the prevention of the tra ferring of the mortgages, and these clauses will allow acceleration that having the interest with principal gets due immediately.

The state statutory and as well as common law gover the laws of the mortgage. Mortgagees are being regulated by the state or Federal Law or any agency that depend on under whose laws they are established or chartered.

After the third se ion on my sleeve a couple of days ago, I realised I left with something more than just ink a bond between myself and my tattoo artist. This gets stronger after every visit, and I have worked out that it is down to the trust I have gained in him. After all, how can you not form a relatio hip (and Im eaking purely social here) with someone who is putting in hours of work and effort, using careful and perfected skill to drag needles through your skin? How did I manage to achieve this?

Firstly, like all good teachings in life, it took a mistake to start my search for the right tattooist for me. When I was 17, I got my first tattoo it was awful. When I was 18, I decided to do something about it, and was gaining a little more information about tattoos at this time. So I trawled through the studios in my nearest town, avoiding the ones I knew had a bad reputation for putting out some dodgy tattoos. I came acro one, and as soon as I went i ide was impre ed by how clean it looked, and the people there were surprisingly friendly (something I a umed tattooists lacked when I was younger, imagining the stereotypical bald, fat, sleazy and unhygienic type that is usually used to depict a tattooist). I brought in my design and before I knew it, my older tattoo now looked more enhanced. But I wa t satisfied.

The problem was, that I had started to learn about the tattoo world, and after a few months of having the previously mentioned one done, knew I would want more tattoos. But I also knew that the tattooist Id gone to last, as nice and as good as he was, wouldnt be good enough for me. You see, I had started to collect all the tattoo magazines available, including USA

We have Jewish people from all over the world, trying to meet each other, and find a partner

We have Jewish people from all over the world, trying to meet each other, and
find a partner for life.

A lot of Jewish people came from Europe, and are normally referred as Ashkenazi.

Most of us European Jews and not so iritual and religious, but we still want
to be together among our own people. What does really defines us a s Jews ?( I
am, myself being a Ru ian Jewish female ); do we really follow the life style
as it is proclaimed in the Torah; or do we really follow all of the traditio
and laws? Do all of us really keep kosher, and celebrate the Sa ath every
Friday?

I have to say, that most of young Jewish people really do not match a typical
Jewish profile; we co ider ourselves as reformed, and feel that our culture
is sort of altered; we are allowed to do certain things, and it is ok by
everyone. It is like a title to be Jewish person.

Of course there are a lot of religious people out there, who really have the
life style, you and I cant po ibly lead; and those really dwell around their
own communities, date and marry within their environment.

However, for the most of us, even though we are looking for Jewish singles, we
do not want to be with anyone who is too religious, or too co ervative; that
mea we can not do the things we like to do, like drink and party; and have
premarital sexRight?

Most of us Jewish singles, do not even like each other so much; guys think that
all Jewish single girls are JA (Jewish American Prince ); and the girls think
the guys are all mamas little shane punem.Right? And, that there is no one
out there good enough for him? Sounds familiar? Hah?

Yet, somehow we all want to just date our own people, because it feels some of
what safe, and comfortable. Not because you think that Jewish girl or a guy will
not hurt you, or betray you, or disa oint you the same way the others will
do.

It is because we feel like we share our history, and our culture, and we have to
be able to get along, understand and love each other, the way nobody can..

Unfortunately, we have to realize the o osite, that our people just as human
and imperfect as everyone else.

Jewish Dating Service
just like every other online dating service, has its advantages and
disadvantage in one hand is it great because you feel like everyone is there
Jewish and they know exactly how you feel and what you are looking for; and in
the other hand you run in to a lot of Jewish singles, who are totally dishonest
about themselves, who are just playing around, and not really looking for their
match.

I personally found my Mr. Jewish Right online on one of the Online Jewish Dating
Sites, four years a go, and now we are married and have three year old child.
And we are really (I mean it) very ha y! Marriage, of course is not easy, but
when you are with the right person, anything is po ible, and you can make
things ha en and be ha y!

So, I do owe my destiny to the internet, and online datingI do believe, that if
we, Jewish singles, have our own dating sites, we need to su ort the idea of
making it very ecial, trusting and meaningful.

Lets be honest with each other, lets communicate like adults (not like little
kids); lets not post pictures of someone else on to your profile, lets not lie
about our age, weight and size. Lets not forget we are all ecial and chosen
people!

Coming from former Soviet republic, where Jewish religion and culture was
su re ed and practically hidden, I find it very refreshing to be able to be
open about your culture, to be able to celebrate your traditio , and to
identify with your heritage!

If the sum you offer is too small, you risk a lot making the seller indifferent or reluctant to any other potential offers you could make him/her. Also, keep in mind that Irish Property tends to be particularly expe ive, as compared to other real estate markets in Europe.

If you co ider that the type of Irish Property you intend to buy is worth a low offer, then a low offer is what you should make. But be careful that prior to this you should have i ecting thoroughly the market value of the house or have ordered a property a raisal for the Irish Property you co ider buying. Property a raisals could prolong the whole proce and turn it into an interminable effort for First Time Buyer Ireland families/individuals but they can give you an accurate i ight into property features you might not have co idered in your initial offer. Also, pay attention: different a raisers tend to offer different property a raisals. The advantage lies in the outlining of advantages or disadvantages you may not have seen on your own.

However, dont fear making offers that go lower than the asking price. There are rather many real estate agents that market properties at prices higher than what homeowners are actually expecting to obtain. This is only natural: everyone is looking for the best po ible outcome. There are several a ects that could lead to a First Time Buyer Ireland family taking the best advantage of the offer they choose to make.

First of all, pay attention to other buyers: they stand for potential competitors, which will probably be reason enough for you to make a higher offer of purchase. Then look at your budget: never make a move without co idering your budget. How high an offer can you afford making? Will you be able to cover all of your other needs after you make that offer? Be realistic about your budget limitatio , but also be realistic about property value. Dont make an offer ridiculously low: you will be treated as such (i.e. ridiculous) and dismi ed without po ibility of renewing your offer.

Then look at the time interval since the property has been available for sale. Generally, the longer the time it stays open on the market, the lower the offer you can make. However, it could be a sign that the vendor is still looking for better offers, but such cases are le frequent. Finally, remember to visit the house you want to buy; you want to see it with your own eyes, even if you have ordered an a raisal. Co ider its location: this has to be a decisive point in your making of the offer. You are probably looking for a desirable neighborhood; in such a case, Irish properties are more expe ive than those situated in le desirable areas. Of course, this goes as true for properties all over the world, not just those in Ireland.

Also, when you visit the house, you have the chance of seeing if there is need of any sort of repair to the house. Of course, this will set the offer at a lower level, but the repairs will still need to be done after you acquire the property. When you finally reach a certain figure, you can make your offer verbally. Of course, in the case where real estate agents require it, you will make it in writing. Dont worry: you will not be bound to buy the property in case, for i tance, your survey and valuation results recommend you not to buy: this will ha en in the case where there is major damage with the property and it will probably need too high additional expe es to get it repaired.

After you make your offer and in the case where you have competitors, you will have to wait for a while for the vendor to decide on which offer he/she co iders suits best hi/her expectatio and the advantages his property presents. In case your offer is accepted, congratulatio ! You are one step closer to moving in your first home.

Often in the selling proce you reach a point where the pro ect tells you that they would like to buy your product but there is a real reason why they simply can't do that at this point in time. In most cases this is not actually true, although the pro ect may genuinely believe that it is.

Here are five questio that can help you blast through this stalemate and get the order.

When you reach such a stalemate you will hear the pro ect say things such a "I can't ", It's not po ible ", "I can't do it now ", and so on.

The mental proce that is occurring here is that the pro ect is shutting down po ibility. While they remain in that mindset they will never be open to see that acquiring your product could in fact be a good solution for them. Your first task is to ap them out of that stalemate mentality and put them in a frame of mind that is open to accept the po ibility of a solution that involves your product.,

One way to do this is to take the "u ecified" roadblock and bring it into reality so that it can be addre ed and hopefully overcome. You can achieve this by this simple question:-

Question 1: What sto you?

Have you ever noticed that in frightening movies the thing that you don't really see, or don't see clearly, is usually a lot more frightening than things you can see clearly? This is a natural, human mental proce that also a lies to buying.

Once you can bring the buyer's stumbling block into cold, hard, ecific reality quite often it is not as big a stumbling block as the buyer thought it was. Also you can then "get on his side" and help him brai torm solutio . All of a sudden he is working side by side with you to remove the objection.

Sometimes it is not an u ecified stumbling block so much as an u ecified co equence that the buyer thinks is sto ing him from going ahead. This u ecified co equence is shutting down the po ibility of a sale. You can reopen po ibility here with:-

Question 2: What would ha en if you did?

You would be amazed how often they stop, think, and then say something along the lines of "well I su ose nothing really." Then you say great and proceed to complete the order form. Of course if they do ecify a co equence then now you have a ecific objection you can overcome.

Perha the problem is not that there is a roadblock at all, it is simply that you haven't qualified them well enough and now you are finding out that they are saying "I can't" because they don't actually have the authority to say "yes" but their ego doe 't want to admit it..

You can flush this out at this point by a surprise, very direct question such as:-

Question 3: Who can?

Often they will simply tell you who the decision maker is before they have realised they are saying it. Other times they will remain guarded but you can follow up with "Who in addition to yourself would usually be involved in such a decision?"

Another cause of the su osed roadblock could be that they have sli ed into problem focused mode and need to be shifted into solution focused mode before they can see the solution. There are two really effective questio to help you do that for them:-

Question 4: What's the best way to change that?

And the double barrelled question 5: What if you could? (or "What if it were po ible?") How would you go about it?

This is even more powerful if you first agree that it is not po ible then add the po ibility open question. For example: "I understand now that you can't do it. But what if you could? How would you go about it?

This allows them to switch into solution focus without having to let go of the crutch of impo ibility.

With practice you can become very skilled at using these five questio and at knowing with is the best (or the best combination) to use in any particular circumstance. Give them a try and you will be surprised how often the stalemate vanishes.

With the growing awarene about global warming has come an increasing pre ure on the travel industry

With the growing awarene about global warming has come an increasing pre ure on the travel industry, in particular aviation, to take ste towards the off setting of carbon emi io . According to figures from the Stern Review the contribution of aircraft to global warming is 3% today and could rise to 5% by 2050. And although aircraft emi io are the fastest growing source of greenhouse gases, cracking down on flights i ?t going to save the world. In comparison road tra ort accounts for 10%, electricity generation 24% and deforestation 18% (half of this last figure is due to deforestation in just two countries alone, Brazil and Indonesia).

People, however, ignore these facts. Many feel that holiday travel is a luxury and therefore discretionary. In effect, if we are serious about saving the planet then it is something which we can cut without too many far reaching co equences. Rather than people campaigning for cleaner nuclear energy or the preservation of forests they prefer the moralistic feeling of raging agai t the jet setters and western co umerism.

This is where the moral pre ure to plant trees, buy carbon credits and offset our carbon footprint comes from. But the very idea that we can plant our way out of climate change is faintly ridiculous. There?s recent research to suggest that planting trees in Northern climes may actually trap heat leading to an increase in global warming. Trees suck up CO2 but in temperate latitudes a orb a lot of heat without losing much moisture; and when the trees burn or decompose the carbon is released back into the atmo here. And, it would take a forest the size of Dorset to be planted each year, ad infinitum, to offset the UK's carbon emi io - any benefits of which would take years to materialise.

Other offset schemes, such as buying energy efficient light bul and stoves for the developing world, may be better. However, there is an underlying problem with the concept of carbon offsets. Rather than seeking ever more ingenious ways to offset pollution we should be trying to produce le pollution in the first place and only then turn to carbon offset schemes.

Correct mortgage calculatio are e ential before you finally select a mortgage offer. Well, in fact, mortgage calculatio should be performed even before you start looking for a house.

These mortgage calculatio , which you perform before even looking for a house, are related to affordability. For example, if you were looking to mortgage a house in Pocono, you would need to co ider the going rate of properties in Pocono and check your finances/ funds to find out what kind of house you can afford (if any). At the same time your mortgage calculatio will also need to include what mortgage loan amount you can get and at what interest rate. You can use a we ite fron the Internet to get a number of mortgage offers (and that too in very short time). You can also calculate your mortgage payments and even get your complete amortization schedule by using the mortgage calculators on a we ite (e.g. there are quick mortgage payment calculators available on the Internet). Once you are done with all your mortgage calculatio , the viability of going for your Pocono mortgage will become very clear to you. Another co ideration might be the economic indicators and reports on the trend for mortgage interest rates i.e. reports on whether they are expected to rise or fall in the near future. Putting everything into per ective, you can then decide on whether to go for buying the house now or later (however, do not forget to take into co ideration the fact that there might be an a reciation in the property rates and you might need more money to buy a property of the same type).

Going through the purchase of your first property can be a bit intimidating. Yes, you can read books and get help, but doing something for the first time is always a bit stre ful. Just to add to your fun, picking up a property also requires you to get a mortgage.

Mortgage Ti for First Time Home Buyers

You have decided to pursue the American Dream of homeownership. First, congratulatio ! As you may have heard or read somewhere, you need to find the home of your dreams and then a ly for a mortgage to pay for the thing. This advice is a olutely and fundamentally wrong! In reality, you should pursue the proce in the exact o osite order.

Lets a ume you find that dream home or at least a starter home you are comfortable with. Most first timers immediately get that glazed look in their eyes where they start visualizing the placement of their furniture. Next thing you know, they have made an offer on the property. If the offer is accepted, they are ecstatic until the suddenly realize they have 30 days or so to get a mortgage lined up. They then race off to a lender and pray it all comes together in time. Taking this a roach is extremely stre ful and you should avoid it if po ible.

One of the simplest, yet most effective, mortgage ti is to focus on timing. In this case, I am referring to the timing of the a lication for your mortgage loan. Simply put, you want to a ly before you ever go house hunting. This proce is known as getting pre-a roved for a loan and it will make your life so much easier.

The advantages of getting pre-a roved for home loa are many. First, you are under no deadline related to the purchase of a home. If there is a problem, you can deal with it in a calm, mature ma er. Second, you know exactly what you can afford when you go house hunting because the bank will have already told you. Third, you are going to be far more attractive to sellers because you already have your financing lined up. This makes them more comfortable because there is one thing le for them to worry about. You can also use this to your advantage by negotiating a better deal with them.

If this is your first time buying a property, you can make life a lot simpler for yourself by getting pre-qualified by a mortgage lender. Once you know what you qualify for, you can get out there and shop till you drop for your dream home.

When you need to get a credit card in a hurry, you want to go for an i tant a roval credit card. These credit cards are readily available, but are e ecially for those who have excellent or good credit ratings. Here are some things that you need to know about how to select which i tant a roval credit card may be the best one for you.

Select The Kind Of Card You Want

There are so many different kinds of i tant a roval credit cards - but only one will be the best match for your needs - and wants. For i tance, if you fly a lot, then you will probably want an air miles credit card because it will result in savings on your airline tickets and can even get you some free flights, after a while. If you drive all the time, and stay in hotels, then you probably want either a gasoline card, or a hotel card, that will allow savings for your travel expenditures. Figure out your biggest costs each month and try to get a card that will give you the most savings in that area. Regular purchases, like groceries, prescriptio , and gas, will also get you a 1 to 3% savings on some credit cards, too.

Check Out The Fees

Each credit card has fees attached to them - somewhere. The truth, though, is that some i tant a roval credit cards have a lot le fees than other ones. This might be because the credit card companies are hoping you won't read the fine print - or something. Anyway, you are smarter than that, and need to make sure that you find out about all fees that a ly - before you get the card. There could be a ual fees, activation fees, minimum balance fees, proce ing fees, and many more.

Look At The Introductory Offer

This introductory offer on an i tant a roval credit card is what makes a credit card look so good. In the offer you can often get 0% APR interest, and the option of being able to make balance tra fers with 0% APR interest. Some cards will even allow you to have 0% APR interest for the life of the tra fer. This mea you pay no interest at all for tra fers you make to the new card. Be sure to find out beforehand if there is a fee for the tra fer - some cards ask for 4%, others are free.

Co ider The Interest

The rate of interest on an i tant a roval credit card can vary anywhere from about 10.99% all the way up to 18.24%. Of course, you will actually not pay any interest if you pay the monthly bills on time, and in full - even after the introductory time period is over. But if you are prone to leave a balance on the credit card, then you will be losing the benefit of reaping full rewards for your purchases.

In order to make a final selection for your i tant a roval credit card, you want to compare offers from several companies. After you a ly, remember that you still ca ot make any purchases until you actually have the credit card in your hand - which should be in about a week.

A bank foreclosure is a home or a property owned by banks or lenders as a result of foreclosure and

A bank foreclosure is a home or a property owned by banks or lenders as a result of foreclosure and put into public auction. Foreclosure is a pocedure that has to take place when a homeowner doe t manage to pay the mortgage loan. When a public notice is filed for eviction, the proce is called pre-foreclosure. If the property is taken by the bank and is currently vacant, then the real estate is called REO. Bank foreclosure is the most popular type of foreclosure for people which are new in the busine . They co ider their investment safer if they use this type of foreclosure i tead of another.

Because auctio are organized frequently for the selling of foreclosed properties, the real estate has once again the chance to become REO. The selling of these REO properties can be made through a real estate agent or a third-party marketing company on the open market. If the purchase of the property doe t occur and if the former owner participates at the auction and has the highest bid, then the property is given back to him, but will be owned by the bank.

Bank foreclosure offers a lot of oportunities and advantages due to certain features of these properties. A bank foreclosure is easier to buy because there are no back taxes or any other problems related to the property one would normally have to deal with. The interested part can even negotiate the price. Most importantly, a bank foreclosure can be bought at a price with 10-20% le than the market value of the house and save up to 50%. Of course, there might be other expe es you might have to think about, like the price of the renovation of the property because no one guarantees the property will be good as new. If your deal is bargain, this is because the bank foreclosure is a profit lo for the owners and, by extent, a gain on the part of the buyer.

Not only individuals are interested in buying bank foreclosure. Real estate agents make a part of their income by using an updated foreclosure listing, by purchasing homes cheap and selling them for a profit. This has the effect of turning foreclosure properties into highly demanded real estate. So, if you want to become an investor in the real estate market, you have to know a few things first and do a little research in your own foreclosure listing.

Where can I get a foreclosure listing? comes to mind. If interested in buying a house, you can check the local bank. There are also government agencies which can provide you with one, but the most common way to obtain a foreclosure listing is the Internet. When browsing the web one will surely come acro many web sites that offer reliable services and can provide an online foreclosure listing. However, this does not mean that any foreclosure list is valuable. Foreclosure lists have to be permanently updated and their information mustnt be partial to be helpful. A good foreclosure listing is helpful for both real estate investors and interested individuals. This is why we recommend you foreclosure1.com which can su ly additional data to what you already know and whose foreclosure listing is the solution for an organized search of bank foreclosure. In fact, co ulting a foreclosure listing like the one weve just mentioned is a lot easier and better than calling banks to find out about current real estate owned properties for sale or looking through court documents and new apers.

A foreclosure listing presents the latest properties that are now co idered bank foreclosure and through an attentive search, one can find the perfect real estate before the competition does. Another advantage is that a good foreclosure listing allows one to find foreclosed real estate at any time (be it day or night). If the future investor uses a foreclosure listing, he can save money as well as time and effort because the bank foreclosure is easier to find and more acce ible for the interested public. The pertinent information contained in a foreclosure listing can be a ble ing for a person who doe t want to waste any time and who wants to find the perfect bank foreclosure as soon as po ible.

Some of the reaso why a bank foreclosure can be perfect for purchase are:
- Because there are no property title i ues involved, there wont be any problem in getting the title policy when closing the contract;
- Because the bank has already paid everything, one wont have to worry about back taxe
- The house is vacant so it can be visited as many times as nece ary before closing the deal;
- One can choose the area where he/she wants to buy the house with the help of a foreclosure listing.
- You (the person interested in buying) can deal directly with the bank, without a ealing to a real estate agent
- There wont be any arguing with the homeowner about the "correct" amount of equity.

After all these being said, buying bank foreclosure homes becomes the safest method of purchasing a property. The proce is easy and eliminates or reduces many risks a ociated with other forms of purchase than bank foreclosure.

After the third se ion on my sleeve a couple of days ago, I realised I left with something more than

How can a new venture survive if its founders have limited ability to bring in customers? Avinash Ja

How can a new venture survive if its founders have limited ability to bring in customers? Avinash Jayaraman, the director of the Singapore software company I ove Technologies, drew on a well-timed sales partnership.

"We were both fresh graduates with a technology background," he says of himself and his co-founder. "We had little knowledge of the sales proce and few industry contacts. We felt that attempting sales would not be the most effective use of our time to start with, and wanted to engage a partner who could bring in customers quickly."

I ove found its sales partner in a co ultant whom Mr Jayaraman had met in a local entrepreneurship event. The co ultant had the right level of sales expertise, focused on suitable target customers and segments, and employed a similar selling style. The partner also provided the company with infrastructure and office ace in its first year.

The sales partner brought to I ove ready acce to customers at a very early stage in the new venture's life, in return for technology expertise and attractive billing rates. But after a few months and a few customers, Mr Jayaraman realised that I ove's and the sales partner's priorities did not match very well: the partner wanted quick deals while I ove preferred to build long-term client relatio hi .

The co traints: At that stage of development, this difference was not a significant concern for I ove. But within a year, it was suffering from the co traints imposed by a middleman: longer cycle time in projects and lo of control over managing clients' expectatio and decoding their requirements. "If we were serving the same client directly," he o erves, "we would have delivered different things at different prices."

By recognising the limitatio of the partnership and learning from the partner, I ove's sales skills and industry knowledge have improved greatly over the past two years. I ove now has other revenue sources, and its reliance on its sales partner has been drastically reduced.

Having gained a firm foothold in the market, Mr Jayaraman can now end this relatio hip if the partner's retur continue to dwindle.

Though I ove's critical external relatio hip was not as smooth as he hoped initially, Mr Jayaraman co iders a sales partnership a worthwhile strategy for a new venture. "It is a great way to kick-start a busine ," he says.

In his opinion, it is better for new ventures to find a sales partner than an investor; investors just bring in money, but sales partners provide direct acce to the market and knowledge of what clients want. This i ight is invaluable in developing better products that are more likely to sell well.

But Mr Jayaraman war that new ventures should not depend on sales partnershi alone for their bread and butter. Entrepreneurs, he believes, must learn along the way and develop their sales, as well as product or service expertise, to e ure that the end of their external relatio hip does not ell the end of the venture.

Do you no longer need co istent monthly payments and would i tead prefer a lump sum? If so, then you

Do you no longer need co istent monthly payments and would i tead prefer a lump sum? If so, then you should think about selling your a uity. Besides the reason I already mentioned there are several reaso why you would want to sell your a uity. There are also different ways of doing it and theyre all have their advantages and disadvantages. And for our profe ional a uity sellers, there are more ways to sell a uities invented every day.

Of all the different a uities one can purchase on the market today, they all have one important characteristic- co istent and safe periodic payments. Co istent, safe but very co ervative. A uities are not a great long-term investment. If youre young or have too much of your investing dollars in a uities you need to diversify. Diversify for better retur and, believe it or not, le risk. When youre young, you dont need a safe investment. Over the long haul, a risky investment will yield more while you dont worry about the u and dow of decades of market flux. Its ok to have safe and co istent a uity payments but not too much so that it hinders your long-term investment potential.

Another reason to sell your a uity is to make a big purchase. You have plenty of money for what you want on paper but you only get a small percentage available to you in small payments. When you sell your a uity, you get everything. Whether youre getting your first home or a retirement vacation home, selling your a uity can make it ha en.

How do you sell your a uity? The best and easiest way is to find a big reliable company that has experience and readily available funds to buy your a uity. Its a good choice but their fee and the amount youll get will be much lower. A second le popular way is to sell directly to someone else. The legal procedure i t the easiest but not impo ible. Most a uities make it easy to tra fer to someone else. Of course, look out for deals that seem too good to be true. Take out an ad in the new aper or even Ebay and offer a good deal for both of you.

Other creative ways to sell a uities include faster or bigger payments, swa ing for a better a uity or using it as collateral in a loan. Say you get $1000 a month for 30 years. If you cant outright sell the a uity for a price youre comfortable with then you might be able to get an a uity with a much bigger payment but for le years. Thats better than nothing. You can also swap a uities with a company or individual and the a uity you get is easier to unload. Thats a few more tra actio and probably higher tra action costs but the result is exactly what you need. Lastly you can use your a uity for collateral on a loan. Here you would be hedging your interest in a bad way. You get a higher yield on your a uity but then you have to pay interest on the loan. You will get the whole lump sum so make sure youre not taking a lo overall. This strategy works best, obviously, when there are low interest rates.

Maybe youre a selling a uities profe ional and hopefully youve made it all the way to this point in the article. You may think you know all the ways to sell a uities but things are rapidly changing in marketing. You need to know about online marketing. The main points of online marketing to sell a uities are search engine optimization, pay per click search engines, directories and email lists. Concentrate on these a ects of online marketing and youll sell more a uities.

For several reaso , people decide to sell their a uities. They go about it in a variety of ways without knowing the advantages and disadvantages of their method. Going to a company, selling to another investor or getting a loan for several popular ways. If youre a profe ional, you can maximize the power of the web. So now you know and now you should go get your payment.

Managing the personal finances and to multiply it many fold needs prudent investment strategi

Managing the personal finances and to multiply it many fold
needs prudent investment strategies. Without gaining adequate
knowledge in investment, do not try your hand in various
investment optio , which can result in drastic and sometimes
disastrous results.

A new investor should first visit the local library and try
to get various guides on personal finance. I ues relating to
personal finance includes basis for a budget, sticking to the
budget, saving money for an easy retirement life, major
purchases, and managing the accrued finances properly.

New investors should go through new apers such as Wall Street
Journal, which will familiarize the reader with i urance, stocks,
investments etc. through their Friday Column aptly named "Getting
Going" by Jonathan Clement.

A new investor should not barge into the stock market based on
any half-baked advice by close relatives or friends. For getting
a proper idea about overall money management, study books such
as The Intelligent Investor. For the sake of reference, this
title is highlighted. If you browse in the bookstores or
libraries, several other equally good guides might be available.

If exce cash is available immediately and if you are still
going through the learning proce , without wasting time, you
can put the exce money in a mutual fund or even the bank.

Even though this learning proce a ears to be a daunting chore,
it is better than relying on profe ional money market advisors
who will charge a hefty amount for guiding you in making money.
Ultimately, you and you alone are re o ible for your financial
situation - win win or no win.

Once a new investor gets a fair idea about personal finance
management, further studies in mutual funds, stocks and bonds
will be the next logical step.

A mutual fund is money pooled by a group of investors, which is
used to buy stocks or bonds from various companies and strives to
achieve a ecified target of growth. Many mutual funds set 1000
dollars as the minimum initial investment money. A closed ended
mutual fund is similar to a share i ued by a company trading in
the stock exchanges. It can be traded through a broker just like
any other stocks. Open-ended mutual funds a ure a fixed a ual
income without any surprises.

Some of the popular mutual funds are money-market funds, balanced
funds, index funds, pure bond funds, pure stock funds and tax-free
bond funds.

The next logical step or the parallel step is investments in
stocks.A certain amount of gue work is needed for buying and
selling them. To get some knowledge about the risks involved, try
to play the investment games online, which simulates the practice
of selling and buying stocks without losing money or facing any
risk. After thorough familiarisation, a first trade in stock with
minimum investment can be tried.
